On our members only Ask the Expert call last week, our guest (Dwan Bent-Twyford) had an awesome idea for finding buyers. Here it is:

 Go down to your local housing department office and ask for a list of all Section 8 (government subsidized housing) landlords. Most of the time they will give you a list of all Section 8 landlords in your area, but if they refuse to – ask them for the list of all available Section 8 rentals. They are required by law to provide you with that information. Call all of those landlords and find out which ones are interested in purchasing property – then go out and find REOs that match what they’re looking for (or flip them your short sales). Section 8 landlords are great people to flip properties to!! Right now they’re pulling in big, guaranteed rent from the government for their Section 8 properties and would probably love to add a few more to their portfolio.
